SHARON ZONING BOARD OF APPEALS MINUTES OF OCTOBER 12, 2011

 

A regular meeting of the Sharon Zoning Board of Appeals was held on Wednesday, October 12, 2011 at 7:00 p.m. in the Selectmen’s Meeting Room, Second Floor, Town Office Building.  The following members were present:  Kevin McCarville, Acting Chairman; Lee Wernick, Larry Okstein, Seth Ruskin.

 

Mr. McCarville opened the meeting at 7:10 p.m. with the board’s prayers and wishes for a safe return to John Lee who is serving in Afghanistan.

 

7:11 p.m.         AT&T, Case No. 1656, 68 Mohawk Street:  Mr. McCarville continued this hearing to November 9, 2011 at 7:00 p.m. as per request of the applicant.

 

7:12 p.m.         AT&T, Case No. 1676, 411 E. Foxboro Street:  Mr. McCarville continued this hearing to November 9, 2011 as per request of the applicant.

 

7:13 p.m.         Lisa Badessa, 55  E. Foxboro Street, Case No. 1677:  Mr. McCarville read the public hearing notice as advertised.  He read a letter dated September 26, 2011 from Jim Andrews, Health Agent and a letter dated October 11, 2011 from Greg Meister, Conservation Agent.  There were no concerns with this application.  Mr. McCarville also read a letter dated September 28, 2011 from the applicant, Lisa Badessa. 

 

Mr. and Mrs. Badessa stated they are trying to make a small bathroom larger and move the washer and dryer into that area.  It is presently in a small unheated sunroom.  They stated this is a very small house with every room being approximately 10’x12’.  The space in the sunroom where the washer and dryer presently is will be used for storage.  There is a crawl space under the sunroom now.  Mr. Wernick asked where they are located relative to the recreation area on this street and Ms. Badessa stated they are two properties after the ball field.  Mr. Badessa stated this change has been designed to keep in character with the rest of the house.  Mr. Ruskin asked what is behind the property and Ms. Badessa stated a neighbor’s driveway.

 

There were no questions from the public.  Ms. Badessa asked to close the hearing.

 

Mr. Wernick moved to approve this petition  for a proposed expansion on a nonconforming lot as presented with the board’s standard conditions.  Motion seconded by Mr. Okstein and voted 3-0-0.

 

7:30 P.M.        David Segaloff, 1 Cheshire Road, Case No. 1684:  Mr. McCarville read the public hearing notice.  Mr. Segaloff stated he is the owner of the property and the contractor is Vincent Aiello.  Mr. Andrews stated he did not receive any request to comment on this property from the applicant.

 

Mr. Wernick stated the applicant needs a plan showing what they are requesting and that plan needs to be signed by an engineer.  The plan before the board is dated 1986 and we need a more recent one.

 

Mr. Aiello stated the existing porch/deck is 9’x12’ and they would like to convert the deck into a three season room within the same footprint.  It will be open to the existing house with no closets or doors.  Mr. Wernick asked that the new plan show the entire floor plan and also the bedrooms.  Mr. Aiello stated there will be no bedrooms on the first floor.  Mr. Wernick asked that the plan show bathrooms relative to what they are requesting also. 

 

Mr. Aiello asked to continue the hearing.  Mr. McCarville continue the meeting to October 26, 2011 at 7:00 p.m.

 

Mr. McCarville read a letter from the Attorney General re: 40B housing.  Mr. McCarville stated there are no 40B applications before us at this time.  He stated we will be beyond the required 10% is Sharon Residences moves forward. 

 

Mr. McCarville read a letter from Tom Houston regarding Sharon Commons which stated he is in the process of reviewing this and therefore the applicant has met the 90 day requirement.

 

It was moved, seconded and voted to adjourn.  The meeting adjourned at 8:00 p.m.
